No, some houses don’t have lined eaves at all. That said Asbestos cement was the most common material used to line eaves from the 1960’s all the way to 1993.

NO! The only way to be sure is to have testing done. Unless your tradesman or building inspector has previous experience identifying or removing asbestos they may be making ill-informed statements… better to know than guess! If it was built before 1993 its very likely! When in any doubt ALWAYS treat ANY cement sheet as asbestos cement without test results that say otherwise

Question: What does asbestos cement eaves look like?
Generally, asbestos eave linings are 3 – 6mm thick and a mid grey colour. The sheets are very hard and not very flexible compared to gyprock or plaster. If you can carefully prod the sheet with a knife it will easily penetrate gyprock or plaster (which is generally white, chalky and soft) whereas asbestos will be VERY difficult to penetrate at all.
